• Porous materials are removed, not dried. Carpet, drywall, insulation, and similar materials the contaminated water touched are taken out, not salvaged, because they cannot be cleaned to a safe standard.
• Mould starts fast. Health Canada and CMHC note that mould can begin to grow on damp materials within 24 to 48 hours, so verified drying and contamination control are time-critical, not optional.
• Documentation protects the claim. The water category and every material removed are recorded, because carriers pay for what is documented, not for what was actually damaged.

Overland and storm flooding pushes outside water in through doors, loading bays, and below-grade openings, often dragging silt and debris across wide floor areas. Rising groundwater works up through slabs, foundation walls, and elevator pits, saturating materials from below where it is hard to see. Sewer and drain backups bring the most contaminated water of all into the building, raising the sanitizing requirement on everything it reaches.

Each source behaves differently, so we map the full path the water travelled before we set a scope, under equipment, behind partitions, into wall cavities and below grade. On a large floor plate that mapping is what separates a real restoration from a surface dry-out that leaves saturated, contaminated material hidden in the building.

The cheap option treats a flood like a spill: pump the visible water, run some fans, reopen. It misses the two things that actually drive a flood loss, contamination and hidden moisture. Wet-vacuuming contaminated water and drying the surface leaves black-water residue in porous materials and saturation inside walls, slabs, and cavities, where mould takes hold within 24 to 48 hours.

It also wrecks the claim. Without the water category, moisture readings, and a documented inventory of what was removed, you are asking a carrier to pay for damage no one recorded, and carriers pay for what is documented, not for what was actually damaged.
