## What is being handled from this storm

- Basement and ground floor flooding: water extraction, structural drying, and moisture monitoring after flash flooding, window well overflow, and failed or overwhelmed sump pumps.
- Sewage and drain backup: contaminated water removal, sanitizing, and disposal of unsalvageable material. Storm surcharge into a floor drain is a category 3 loss and is not a mop and bucket job.

## What a property owner should do in the first hour

1. Make it safe before anything else. Stay out of standing water anywhere near electrical panels, outlets, or submerged appliances. If a ceiling is sagging or holding water, stay out of that room. If there is a gas smell or a downed wire, call 911 and the utility first.
2. Stop the water if the source is inside. Shut the main valve if a supply line let go. If water is coming from outside or up through a drain, there is no valve to close, so move to documenting instead.
3. Photograph everything before moving it. Wide shots of each room, then close ups of damaged contents and the water line on the wall. Video as well. This is the most useful thing an owner can do for the claim.
4. Lift what can be lifted. Get contents off wet floors, pull area rugs off hardwood, lift furniture onto blocks or foil. Do not run a household vacuum on water, and never on sewage.
5. Open the claim and call a restoration contractor. Call the insurer or broker to start the claim and record the claim number. In Ontario the property owner chooses the restoration contractor, not the insurer.

**How does payment work on a covered claim?**
On approved work FirstLine bills the insurer directly where the carrier allows it, so the
property owner is not fronting the cost of the approved scope. The deductible stays the
policyholder's and is paid by them as the policy sets out.

**Water came up through the floor drain. Can that be cleaned by the owner?**
No. Storm surcharge through a drain carries sewage. It needs containment, removal of the
porous material it touched, and proper sanitizing. Drying it in place leaves contamination
in the building.
